I think the reason the Friels do not have a developer is that they have no intention of developing the property themselves. The difficulty in getting approval for the ramp connection to Sagamore bridge (town, EPA, DOT, etc.) is one of the main reasons W/S pulled out. I think once the Friels have approval for the ramp, they can sell the entire package to a developer. I think this is why they are so noncommittal on what they want to build, and also why the W/S consultants are working with them.

The advisory board is a great idea which, as stated, should have been done years ago.

You should also add a Sunday traffic data requirement to the new traffic study. The traffic data that W/S had posted on the town website did not have any data for Sunday, the busiest retail shopping day in southern NH. Maybe Riverplace was to be closed on Sunday, or perhaps this was the "smoke and mirrors" that VHB spoke against during one of the planning board meetings.
